Timber Lodging Terms and Conditions
1. Acceptance of Terms
By booking and/or using any of the services offered by Timber Lodging, you agree to be bound by these Terms and Conditions. If you do not agree to these terms, please do not use our services.
2. Booking Process
Bookings are considered confirmed upon receipt of payment and confirmation from Timber Lodging. A confirmation email will be sent to you with details of your booking, including dates, property details, and contact information.
3. Payment Policy
A non-refundable deposit is required to secure your reservation. The remaining balance is due [Number] days prior to your arrival date. We accept [List accepted payment methods].
4. Cancellation Policy

5. Property Use

Timber Lodging is not responsible for any injuries or damages sustained by guests on the property or in the surrounding area. Guests are responsible for their own safety and well-being.
7. Governing Law
These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of Ohio.

A signed rental agreement will be required at the time of your booking to confirm your reservation.
✅ Check-In / Check-Out
Check-in: 4:00 PM – 9:00 PM
Check-out: by 11:00 AM
Early check-in or late check-out may be available for an extra fee (must be approved in advance).
Late departures may result in a $100/hr fee or full extra night charge.
👥 Guest Limits
Base rate includes 4 guests.
Up to 2 additional guests allowed for $25/night per person.
Max occupancy: 6 guests.
Unauthorized or unregistered guests = $100 per night, per person.
🚫 Prohibited
No pets allowed.
No smoking anywhere on the property.
No firearms, fireworks, hunting, or disruptive/illegal activities.
Violations may result in cancellation without refund and additional fees.
🧾 Security Deposit & Damage
$300 refundable deposit required.
Fees may apply for damage, excessive cleaning, trash, or policy violations.
🏞️ Hot Tub & Pond
Use at your own risk.
Please rinse before using hot tub.
Children must be supervised at all times.
🚜 ATV & Dirt Bike Rules
Riding is not permitted on the property, only for loading/unloading.
Use at your own risk. Helmets and safety gear must be worn as required by applicable law.
Guests are responsible for understanding and complying with all local, state, and federal safety laws and regulations.”
📷 Security
Outdoor security cameras are on site for your safety and to ensure occupancy. One is located above that back porch facing the driveway. One camera is on the front porch facing the yard. Tampering will result in deposit forfeiture.
📆 Cancellation Policy
30+ days before arrival: Full refund
14–30 days: 50% refund
Less than 14 days: No refund
Travel insurance is recommended.
📜 A signed rental agreement will be required to complete your booking.
